Real estate: let AI answer the line, not set the price.
Last reviewed: 25 October 2026
A property line carries questions that money hangs on: what is my house worth, is the flat still available, what is the rent all in, will the seller take less? A voice agent that answers them freely is setting your valuations, your prices and your negotiating position for you. Audact puts your business rules between the AI and the caller: supported replies are checked before they are spoken, prices and availability must match what you approved for that listing, a valuation or an offer goes to a broker, and a tenant emergency goes to a person. Each check that answers in time leaves a tamper-evident record. Voice first; chat and email follow on the same rules.

The call comes in
Your adviser is out on a viewing and nobody can pick up.
The AI takes down the request
The property, the time that suits and how to reach the caller. It does not confirm the viewing.
Viewing requested · Team to confirm
Your team or calendar confirms
A viewing counts as confirmed once your calendar or your team accepts it, not before.
Not confirmed by a source
An illustration of the flow, not a recording. No viewing is confirmed in it.
What the law requires
- A person interacting with an AI system must be told so, unless it is obvious from the circumstances.
- Regulation (EU) 2024/1689, Art. 50(1)
- A commercial practice is misleading if it gives false information about the main characteristics of a product, such as its availability, or about the price and how it is calculated. Property counts as a product.
- Directive 2005/29/EC, Art. 6(1)(b) and (d), and Art. 2(c)
- In Germany, brokering contracts on land, commercial premises or homes as a business needs a permit, and a brokerage contract for the purchase of a flat or a single-family house must be in text form.
- § 34c(1) GewO and § 656a BGB (DE)
- In France, property brokerage and management are reserved to holders of a professional card, and the agent works under a written agreement with the client.
- Loi n° 70-9 du 2 janvier 1970 (loi Hoguet), art. 3 and art. 6 (FR)
- In the Netherlands, landlords and letting agents must use a transparent selection procedure with non-discriminatory criteria.
- Wet goed verhuurderschap, in force since 1 July 2023 (NL)
- Personal data must be limited to what is necessary for the purpose it is collected for.
- Regulation (EU) 2016/679, Art. 5(1)(c)
What Audact does about it
- Scope limits checked while the call runs: a supported reply that gives a valuation, a price opinion or the seller's position is held back, and the request goes to a broker, patent-pending (UK IPO).
- In controlled testing
- Prices, rents, service charges and availability checked against what you approved for that listing before they are spoken. A supported reply with a figure outside it is replaced by a fallback reply before it is spoken.
- In controlled testing
- The check covers supported replies and runs within an evaluation window. If it does not answer in time, the original reply is released unchanged and a FAIL_OPEN event records the miss.
- In controlled testing
- Tenant emergencies taken out of the flow: a report of gas, water, fire or a break-in gets your approved instruction and your emergency number, and the conversation goes to a person.
- In controlled testing
- The Article 50 disclosure spoken at the start of the call, in the caller's language.
- In controlled testing
- A tamper-evident receipt per governed interaction: whether the reply was allowed, modified or blocked, with the input and the output as hashes. It carries an authentication code, not a signature.
- Call-backs to web leads placed only to people who asked for one, and only within the contact rules of their country.
- In controlled testing · Germany: national policy layer active. Netherlands: in development. Belgium and Austria: planned.
- Early Customer Program intake.
- The same rules for AI chat on your website.
- In controlled testing
- AI-written email checked for what it commits to, such as a price, a date or a viewing, before it is sent.
- In controlled testing
- Custom function and tool calling during the call: which of your systems the agent reaches, such as your CRM or your listings, is scoped per deployment.

Where it binds you
AI can bind your business.
Five things a property line can expect to hear. Each has a sentence that sounds helpful and commits you to something, and a reply your rules can let through instead.
- The caller asks
- What is my house worth?
- The sentence that binds you
- Around 450,000, judging by the street.
- What your rules let through
- No figure on the phone. A valuation request for a broker, or a call-back.
- The caller asks
- Is the flat on the canal still available?
- The sentence that binds you
- Yes, it's still available. Come and see it.
- What your rules let through
- The status you approved for that listing, including “under offer”.
- The caller asks
- Would the seller take 20,000 less?
- The sentence that binds you
- I'm sure they'd consider it.
- What your rules let through
- The offer is taken down for the broker. The seller's position is the broker's to state.
- The caller asks
- What is the rent, all in?
- The sentence that binds you
- 1,250 a month, everything included.
- What your rules let through
- The rent and the service charges exactly as approved, or a call-back.
- The caller asks
- There's water coming through the ceiling.
- The sentence that binds you
- That can wait until Monday, someone will be in touch.
- What your rules let through
- Your emergency instruction and your emergency number, and the conversation goes to a person.
Illustrative examples, not recordings. You set the rules; Audact checks the supported reply against them before it is spoken.
Where it starts
Five calls to start with.
- Listing calls. Questions about a property answered from what you approved for that listing; a valuation or an offer goes to a broker.
- After hours. The evening and weekend calls that would otherwise reach voicemail: viewing requests and call-back notes taken down for the morning, emergencies taken out of the flow.
- Web-lead call-back. Someone who filled in a form on your site or a portal is called back within the contact rules of their country, while they are still looking.
- Viewing requests. Which property, which times suit, how to reach the caller: the request is recorded and passed to your team, and the caller hears that the agency will confirm. The viewing is confirmed by your calendar or your team, not by the agent.
- Tenant lines. Repair reports taken down for the property manager; gas, water, fire or a break-in goes to a person.
What goes to a person
What the agent hands over.
Some questions are not the agent's to answer, however helpful the answer would sound. These go to a person, and the refusal is recorded on the receipt for that call. How the hand-over runs, a transfer to whoever is on call or a call-back, is agreed during onboarding.
- A valuation, a price opinion, or what a property might fetch.
- An offer, a counter-offer, or what the seller or the landlord would accept.
- Anything about a mortgage, a deposit or a term of the contract.
- Anything that needs a signature: a mandate, a reservation, a lease.
- A tenant emergency: gas, water, fire, a break-in.
- A complaint, or a caller who asks for a person.
The record
A record of each decision, not a transcript.
Every check that answers in time leaves a receipt: whether the reply was allowed, modified or blocked, with the input and the output stored as hashes rather than words.
The receipt is tamper-evident. It shows that the record is intact: a later change or reordering is detectable by recomputation against a retained commitment. It carries an HMAC-SHA256 code under a symmetric key held by Audact, so whoever can check it can also produce it: an authentication code, not a signature. It does not establish who issued it, and whether the underlying event is true. Three of its values can be recomputed without a key: the input hash, the output hash and the hash of the preceding evidence event.
Whether a viewing was confirmed, or took place, is for your calendar to confirm, not for the receipt. You can recompute a sample receipt in your own browser.
The law, in general terms
Article 50 already applies. The older rules bite harder.
Article 50 of the AI Act has applied since 2 August 2026: the caller has to be told they are speaking to an AI system. It is a transparency duty, not a ban. Nothing about running a voice agent on a property line became unlawful that day.
The exposure sits in what the agent says, and most of the rules on that are older than the AI Act. A wrong asking price, or a flat called available while it is under offer, can be a misleading commercial practice under the Unfair Commercial Practices Directive, and national rules for agents come on top: § 34c GewO in Germany, the loi Hoguet in France, the Wet goed verhuurderschap in the Netherlands. An AI agent does not move those duties. It changes how quickly one of them can be broken.

Questions
- Can the agent give a valuation or an opinion on the asking price?
- Not under the rules on this page. A supported reply that names a figure is held back before it is spoken, and the request goes to a broker as a valuation request or a call-back. The prices and rents the agent may state are the ones you approved for that listing.
- Can the agent confirm a viewing?
- Not on its own. It records the property, the preferred time and how to reach the caller, and tells the caller that the agency will confirm. A viewing counts as confirmed once your calendar or your team accepts it; until then its status is requested.
- What happens when a tenant reports a gas leak or a flood?
- The call leaves the normal flow. The agent gives your approved emergency instruction and your emergency number, a supported reply that reassures beyond that instruction is held back, and the conversation goes to a person. How that hand-over runs, a transfer or a call-back, is agreed during onboarding.
- Will the agent tell a buyer the seller is likely to accept?
- The agent takes the offer down, with the amount, the conditions and how to reach the buyer, and passes it to the broker. Whether it may say anything about the seller's position is set in your rules; Audact checks the reply against them before it is spoken.
- Does Audact take care of the loi Hoguet or § 34c GewO for us?
- No. Those rules attach to the agency: software cannot hold a permit, a professional card or a mandate. What Audact does is narrower: it checks supported replies against the rules you set before they are spoken, and records the decision of each check that answers in time. This page is general information, not legal advice.
- Where can we start?
- Through an agency or an answering service in the Early Customer Program, or, for a larger organisation, through an enterprise pilot. Netherlands and Flanders (BE): intake open. Germany and Austria: intake is a conversation and not a start date. Applications from Germany and Austria are welcome and answered, but onboarding there is not open yet.
